Terms of Use

1. Scope of service

Estate Optimized provides parcel research reports for informational purposes. Our reports are based on public records and are not a substitute for legal, title, engineering, or planning advice.

A report is prepared for the property and the engagement identified at checkout. It is not a review, verification, certification, insurance, or warranty of the property, of title, or of any condition of the property, unless a specific report states otherwise on its face.

2. Sources and limits of the record

Findings are drawn from public and primary sources, including county records, mapped hazard data, and recorded documents. Public records can be incomplete, out of date, or internally inconsistent. Where the record is silent or contradicts itself, the report says so, and that statement is part of the deliverable.

You are responsible for confirming any finding with the relevant agency, professional, or record holder before you rely on it for a transaction, an application, or a commitment of funds.

3. Fees

All fees are one-time per engagement and are non-refundable once work has begun. Prices are stated at checkout in United States dollars.

4. Delivery window

Reports are delivered within two business days of order confirmation. Order confirmation is the time at which payment is confirmed by our payment processor.

Business days are Monday through Friday, excluding United States federal holidays, in the America/Los_Angeles time zone. If an order is confirmed after 5:00pm America/Los_Angeles, or on a weekend or federal holiday, the business day count begins on the next business day.

5. Deliverable and access

Your deliverable is a PDF, protected by a password that you set, carrying a reference identifier unique to that engagement. You are responsible for keeping that password and reference identifier secure.

Reports are licensed to you for your own use and for the use of your named advisors on the transaction or decision described at intake. Redistribution, resale, or publication of a report is not permitted without written consent.

6. Limitation of liability

By using this site or purchasing a report, you agree that Estate Optimized is not liable for decisions made based on report contents. To the maximum extent permitted by law, total liability arising from any engagement is limited to the fee paid for that engagement.

7. Privacy

Information you submit, including the property address, your contact details, and any attachments, is used to prepare and deliver your report and to communicate with you about your order. Our handling of that information is described in our Privacy Policy.

8. Acceptance and versions

Acceptance of these Terms is recorded with the version identifier, the effective date, a content hash of the exact text shown to you, and the time of acceptance on our servers. Records of acceptance are retained and are not edited after the fact.

If these Terms are revised, the revision carries a new version identifier and a new effective date, and acceptance of the revised text is required before a further order or delivery proceeds.
